Privacy policy

Summary

Deal Analyzer does not collect any personal data. Everything you enter or import — deals, assumptions, documents, photos and reports — is stored only on your device. There are no accounts, no analytics, no advertising and no tracking.

What the app stores, and where

Deals, inputs, saved snapshots, documents and photos you import, the text read from them, and records of each import are stored in the app’s private storage on your device. They are not sent to us or to anyone else.

Documents and photos are read on your device. Text extraction and OCR (reading text from images) run locally with a model that ships inside the app; document contents are never uploaded to a server or an AI service.

Network use

This version of the app makes no requests to any server of ours and connects to no data provider. Live rent estimates and public-record lookups are not available in it; when you press a lookup button the app explains this and sends nothing.

Links to official sources open in your device’s browser, which is governed by that browser’s and website’s own policies.

Permissions

Camera: used only when you choose “Take photo”, to photograph documents or the property. Photo library: used only for photos you choose. The app does not use your location, contacts, microphone or any advertising identifier.

Exports, sharing and backups

Reports (PDF, HTML, CSV) and backups are created only when you ask, and are handed to the system share sheet; where they go next is your choice. A full backup contains your original documents and photos, so protect it like the documents themselves.

On iPhone, the app’s private storage is part of your own device backup (iCloud Backup or a computer backup) when you have that turned on; Apple stores it under your account and we never receive it. On Android, the app opts out of Android cloud backup.

Deleting your data

Privacy & data → Delete all local data erases every deal, snapshot, document, photo, import record and the report copies made for sharing. Deleting the app also removes everything it stored. Because we hold no copy, we cannot recover deleted data.

Children

The app is a financial-analysis tool for adults and is not directed to children. It collects no data from anyone.

Support requests

If you contact us through the public support page (https://github.com/liudanielusc/deal-analyzer-app/issues), what you write is published on GitHub under GitHub’s privacy statement. Never include tenant names, addresses, account numbers or other personal information in a support request.

Changes

If a future version changes what the app collects or sends — for example, an optional online lookup — this policy and the App Store privacy details will be updated before that version is released. Effective 2026-10-18.
